Project Overview
The Baily’s Buildings, set in the historic town of Glastonbury, started life in the 19th century as a tannery, sheepskin rug and glove manufactory.The factories have been abandoned since their closure in the 1980’s, until being granted to The Beckery Island Regeneration Trust in 2011.
The estimated £11m regeneration of the buildings, as part of the funding secured by Glastonbury Town Deal, aims to create a zero-carbon hub for local start-ups, small and growing businesses, educational groups and workshops, breathing new life into Beckery Island and encouraging further investment into the area. The complex will also make room for a space dedicated to celebrating the town’s industrial past including a museum.

Morgan Civil and Structural have been appointed to provide early involvement focused on in depth structural investigation of the building to ensure safety and identification of defects, were often woven together with the proposed structural alteration to produce a coordinated design.
Structurally the patchwork nature of the building condition teamed with a resident population of 9 endangered species of bat required a delicate and dynamic approach. Due to the degree of dilapidation a ‘one size fits all’ solution was not appropriate especially considering the fundamentals of safety, buildability, maintaining heritage and sustainability.
Morgan Civil and Structural worked closely with Digital Data Capturing Specialists going beyond a regular drone survey to create a digital twin. We were able to use the technology to better develop our design assumptions and de-risk key hazardous areas of the project.
A proactive approach to teamwork and problem solving as part of the design and client team has been key in the early stages and is an approach we forward with the main contractor as we enter construction stage.
