Project Overview
Cotswold Waters is an exclusive lakeside gated community development of family homes set in stunning surroundings. Comprising of 77 exquisite, detached homes and 63 exceptionally designed apartments in the heart of the Cotswolds. The tranquil and peaceful setting of the estate includes freshwater lakes, woodlands and meadows whilst offering great connections and second-to-none on-site facilities.
Properties have been built with sustainable building practices at the forefront, such as solar orientation, energy efficiency and the use of local materials key parts of the design. Homeowners will be offered the opportunity to work with the build team, creating bespoke spaces truly personalised to their needs.

Morgan Civil and Structural provided structural engineering services from post-planning through to completion with each of the dwellings being a semi-bespoke variant to suit customer specifications. Given the proximity of the lake and ground conditions, a piled raft solution was developed to support a complex steel frame maximising glazing and external terrace space. Challenging constraints on thermal performance and structural zone within the terrace area required a high degree of collaborative design development between ourselves, the architect and client to reach an optimal solution for this high-value property.
Design challenges were all focused around maximising the benefit of the lake side elevation – the property USP. Structure was carefully minimalised and hidden to maximise glazing with the addition of a wrap around ground floor terrace cantilevering over the lake and thermally broken balustrading around the top terrace presenting key design challenges which were very satisfying to achieve.
